A detailed Broker's Price Opinion with a focus on the aspects that distinguish distressed assets in the market. The Agents in our network understand our high expectations which include extra initiatives to provide the most comprehensive review possible. All of our BPOs are scrubbed for completeness and reviewed for accuracy by Infinity professionals before delivery to our Clients.
BPO Exterior: includes:
- Subject property detail, including recent MLS history data
- Three listing comparables (distressed assets, wherever possible)
- Three sales comparables (distressed assets, wherever possible)
- Neighborhood Data, including value trends
- Marketability of Subject data focusing on REO and Short-Sales trends in the area, specific issues related to the subject and the type of buyer most likely to find interest in the subject
- Detail on repairs as visible from the front and sides of the property, even through the windows or by viewing the backyard, where possible.
- Pictures of various angles of the property and street.
- BPO Interior: Everything included in our Exterior product, plus:
- A complete description of the interior and condition.
- A comprehensive list of repairs with an estimate of the cost to cure and picture of each finding.
